 Our most comprehensive inspection covers twice as many checkpoints as the Essentials and Premium tiers, providing an in-depth analysis of your home's condition. You'll receive a detailed report with prioritized recommendations and a suggested repair timeline, helping you budget and plan for maintenance needs throughout the year. 

 Double the labor hours of the  Premium tier - 16 hours of professional service annually to handle larger projects, multiple repairs, or ongoing maintenance tasks. Use these hours flexibly throughout the year with a minimum of 1 hour per visit. 

 When something urgent comes up - a leaky faucet, electrical issue, or other immediate concern - you get one priority service call per year at no additional charge. This 1-hour visit can save you hundreds in emergency service fees. 

Twice a year, we will perform targeted seasonal maintenance to prepare your home for changing weather conditions. These checks will include a visual check of your window and door seals, exterior caulking, a VISUAL gutter inspection, and we will check your crawlspace for moisture, pests, and mold.

If you have a central vacuum system we will replace the bags twice annually to keep your system running at peak performance.

Once a year, we'll clean your outdoor AC condenser unit, removing debris, dirt, and buildup that can reduce efficiency and shorten your system's lifespan. This service helps your air conditioning run more efficiently and last longer. 

Once a year, we'll thoroughly clean your dryer vent from the inside out, removing lint buildup that can cause fires and reduce your dryer's efficiency. This essential safety service helps prevent house fires while making your dryer work faster and use less energy. 

We'll drain and flush your hot water heater annually to remove sediment buildup that can reduce efficiency and cause premature failure. This maintenance extends your water heater's life and ensures you always have hot water when you need it. 

While onsite for our quarterly visits we will replace any burnt out bulbs with standard LED light bulbs*, plus all smoke and carbon monoxide detector battery changes as needed.

*Limit 10 light bulbs per year. Additional light bulbs may be replaced for an added cost of labor & materials. Specialty bulbs can be supplied upon request for an additional fee.

Every quarter we will visit your home and replace your HVAC filter to ensure your heating and cooling system runs efficiently while maintaining clean indoor air quality.

• Subscriptions are a 1-year commitment.
• Subscription contract may be terminated prior to the end of the 1-year commitment if the home is sold and the buyer does not wish to continue with the subscription.
• For VIP clients, urgent visits do not roll over to the next year.
• No water heater flushes between November and March due to potential freezing temperatures.
• An urgent visit is a priority scheduling option for issues that require attention within 24 to 48 hours. These visits are reserved for time-sensitive problems that, while not life-threatening or requiring emergency services, could lead to further damage, safety concerns, or major inconvenience if not addressed promptly. We do NOT offer 24-hour or emergency after-hours services. 
• Cost of standard LED light bulbs and batteries is included in the subscription cost. Specialty bulbs can be provided for an added cost.
• Standard-sized HVAC filters included (4 per year), odd sizes can be provided for an additional cost.
• Seasonal checks are CHECKS no repairs will be completed.
• Pets must be secured for the duration of your appointment.
• Children must be kept out of the work area for safety purposes.
